Angela Mockford is an Associate in our Commercial Leasing Group. Her practice focuses on commercial leasing and development law in which she has advised both landlords and tenants for over 18 years, both in well-respected downtown law firms and in-house. Angela drafts, negotiates, and interprets retail, office and industrial lease documents of all kinds – along with a host of related documents, including site plan agreements, expropriation agreements, and professional services agreements.
There is no question that Angela loves the commercial real estate industry. She is known by clients and colleagues alike for her passion for excellence and for her ability to “get the deal done.” She has the strengths of speed, thoughtfulness, and practicality in equal measure. Her in-house experience with large national Canadian companies, including Tim Hortons and The Co-operators, gives her another edge - when she says she “understands her client’s business,” she means it.
As landlord’s counsel, Angela represents both large and small owners, including REITs, family-run corporations, non-profit life lease community owners, and national insurance companies. She has developed a particular skill in negotiating with US tenants, as well as issues surrounding lease renewals.
On the tenant side, Angela represents large national Canadian companies as well as small operators. In particular, she has secured mission-critical space for both a research body and a large amalgamated public hospital. In recent years, Angela has also developed niche knowledge of restaurant development, from planning to construction.
Angela has been a session leader and panelist on many occasions for the International Council of Shopping Centres (ICSC) Canadian Law Conference. She has presented a number of papers at ICSC events, the Law Society of Upper Canada's "Six-Minute Commercial Leasing Lawyer" series, and the Canadian Institute's "Conference avancée sur les Baux Commerciaux" in Montreal. In addition, Angela is a prolific writer, having published articles on topics as diverse as tenant financing, insurance risk allocation, shopping centre redevelopment, abandoned goods, the journey from offer to lease, and the similarity between commercial leasing and hockey.
Angela takes pride in her humble Niagara roots, and remains a Buffalo Sabres fan despite intense pressure from her colleagues and friends. She tells them to wait three years and they’ll understand.
